Our knowledge and understanding of how buildings operate is invaluable at the premises search stage and we are able to give advice on the suitability of each potential office prior to shortlisting preferred options. Using our Ideal Office Layout (IOL) template we are able to quickly produce Test Fit drawings to show how the space would or wouldn’t work – a lot depends on the shape of the building as, even if the size is correct, the layout might not be.

Mechanical (HVAC) & Electrical systems are generally the highest cost in any refurbishment or fit-out and understanding the extent of potential alterations and associated costs should be taken into consideration before shortlisting offices.

Once offices are shortlisted we arrange building, M&E and structural surveys as well as a lift report (where appropriate). This due-diligence is essential prior to entering into a long-term lease commitment. Using this information, we then provide a high-level cost plan for the fit-out as well as a list of remedial works that need to be rectified by the landlord.
